Real Estate Office: Milan and Rome, comparison two prime locations

General increase of rents and a continuous recovery of sector, this is the portrait of office real estate market.
Among prime locations, which have been analyzed in “Report Office Market” of World Capital, the most interesting are Milan and Rome, business and appealing locations, which can offer high quality standard.

We start to analyze leasing values and we notice that centre of Rome reaches 420 €/sqm/year in Fascia A and 410 €/sqm/year in Fascia B, zona Eur records maximum record of 290 €/sqm/year, whereas Quartieri touches 300 €/sqm/year and Suburbi 145 €/sqm/year. The highest rent, although, continues to be in Milan, particularly New CBd (Garibaldi), which reaches a maximum peak of 500 €/sqm/year. Following then rents of Prima Cerchia with 480 €/sqm/year, of Seconda Cerchia with 400 €/sqm/year, of Terza Cerchia with 330 €/sqm/year and finally Periferia with 200 €/sqm/year.

Concerning lengths, in Milan requested spaces start from a minimum of 100 sqm (Semicentro), until a maximum of 5.000 sqm (New CBD). In Rome, whereas, requests start from a minimum of 70 sqm (Centro Fascia B) until a maximum of 4.000 sqm (Suburbi and Eur).

According to vacancy’s time, Milan has a range of 7-14 months, whereas in Rome there is a range of 7-12 months. Finally, also yields result to be generally positive in both cities with a middle vacancy’s range among 5,5% and 7%.
