Pharmaceutical Industry contributes to the Growth of Logistics Real Estate

“The pharmaceutical industry manages the 97% of its logistics in outsourcing with specific supply models”, Pierluigi Petrone Deputy Director of Asso-Ram claims in the latest edition of Borsino Immobiliare della Logistica. This influences directly the logistics real estate sector consequently used as right warehouses of 3PL, which we find in pharmaceutical industry.

“The Pharmaceutical” claims Pierluigi Petrone, “it’s an industry, which today in Italy counts almost 180 companies for a production of 14,2 billion (second in Europe) and a logistics products, which have to reach directly the pharmacies trough sales direct and indirect channels.” We talk about a sector more and more careful to obtain a supply efficiency and an optimization of performances of logistics networks, which involve also the building artifacts in which products are stored.

From the survey realized by Borsino Immobiliare della Logistica, by observing logistics real estate which from over 10 years analyzes the sector, there are three models of supply and their difference is really determined from the number of deposits used. Model to one, two or three deposits are selected to satisfy the necessity to transfer directly the pharma goods from productions seats located in Italy and Europe characterizes the “model to a deposit”, which permits delivery time among the 24 and 72 hours. It draws, whereas, the “model with two deposits”, a central deposit which stocks up the South of Italy, some of the Sardinia, and a suburban deposit which covers the rest of the part of Centre Italy and the South of Italy; for both the sites the time delivery are among the 24 and 48 hours. The “model with three deposits”, at last, adds to model two a third deposit, which is situated in Sardinia or Sicily and it presents delivery time, which swings between the 24 and 48 hours.

“The current situation of the logistics real estate market – claims Marco Cleiric, Managing Director of World Capital – sees a recovery of the values connected to the evolution of supply logics of costumers, which push operators to develop innovative solutions, which need the use of properties more and more efficient and effective. From one part, the necessity to have right structures feed both “Build to suite” actions and the location, important element for the pharma logistics, the realignment of  market values of the last years, today it becomes actions of “operative saving”. Our attention to sector – conclude Clerici – it translates in a steady commitment the comprehension of the sector necessities, which involves our resources in specific formative processes.”
