Logistics Real Estate: Increase of Yields and Growth of Demand of Cuts between 1.000 and 5.000 sqm

A positive increase of yields in logistics real estate, near a gently growth of demand of cuts between 1.000 and 5.000 sqm, both signals of a progressive recovery of market and a major faith in the sector, this is revealed by the 19th edition of Borsino Immobiliare della Logistica – the 1st of September 2015, cured by World Capital Group.

“We observe that the real estate market obtains, in the first six months, dynamics and it has recorded a significant growth in new logistical spaces – claims Neda Aghabegloo, Head of Research of World Capital – After the crisis years, today the companies move themselves to identify spaces useful for their activity, consecutively we attend to a general increase of rents and an interesting and global increase of yields in prime locations.

According to the maximum values of them – continues Neda Aghabegloo -, Turin records the highest yield  and the major growth with an increase of 1 percent point (8,7%), following by Catania (8,6%. +0,7) and Piacenza (8,6%. +0,6), Rome (8,4%. +0,5) and Milan (8,4%, +0,4): Genoa (8,5%) is stable, whereas Verona records an minor increase (8,3%, 0,3) and the smallest percentage.
For minimum values, Turin (8%), Piacenza (8%) and Verona (7,8%) all grow of 0,5 percent point, Milan (7,9%) and Genoa (7,8%) of 0,4 and Rome (7,8%) and Catania (8%) of 0,3.

According to the most request cuts of logistics real estate – concludes Neda Aghabegloo -, that between 1.000 and 5.000 are the most requested, comparing to the first semester 2015 a bit superior to the last six months of 2014 (60% of the total requests), the 21% is connected to the lengths minor to 1.000 sqm and the other 19% are superior cuts to 5.000 sqm. Accordint to the middle timing of negotiations, these stop after the 8 months, whereas a 7% is around three.”
