New and general increase of rents in “prime” real estate office, with a gently reduction of middle time of vacancy: at top of the list Porta Garibaldi with 550 €/sqm/a and to confirm Milan as Italian Business Capital.
This is what we can observe in new report “Office Market – 2015/2” realized by World Capital Group, real estate consultancy society.
“Year, 2015 – claims Neda Aghabegloo, Responsaible Research of World Capital –, particularly positive for ‘office’ which, after the initial recovery of first semester, highlights in the second half a further growth in leasing values and an increase of office spaces demand from multinational start up, which want to develop their business over limit.
In the Milanese Metropolis, Porta Garibaldi is still at Top with the maximum leasing value (260-550 €/sqm/a), consequence of important action of urban requalification and the concrete efficient properties offer, which make it the New Business District of the city, among the most prestigious zones.
Always in Milan, the Centre (210-460 €/sqm/a) and the Suburbs highlight also a little growth in rents, whereas Semi-Centre records a gently contraction (110-300 €/sqm/a).
Rome, second reality “office” the most attractive and prestigious – continues Neda Aghabegloo -, records a little increase of rents in all quarters, exception for the Suburbi (70-130 €/sqm/a).
Values among 140 and 420 €/sqm/a are recorded in Centre, among 150 and 310 €/sqm/a in the Eur zone and among 80 and 310 €/sqm/a and the Urban Quarters. Over Rome and Milan, the report analyzes the cities of Bologna, Padova, Naples, Florence and Turin, both for Centre and Suburbs.
Near the increase of rents – concludes Neda Aghabegloo -, in the second semester 2015, we assist also to a gently decrease of middle time of vacancy wich, compare to the previous range 8-16 months, goes down to 6-14.
Particularly, in Lombard City Capital, we record a decrease in all zones, from 8 to 6 months in Centre, from 10 to 8 in Semi-Centre and from 13 to 11 in Suburb.”
