New and interesting data about market of office properties in the Lombardy region emerge from the survey conducted by World Capital, company specialized in real estate consulting, along with Promos – Milan Chamber of Commerce in the project Invest of Lombardy.
The survey, presented in the latest issue of the report Offices-Lombardy, looks at the real estate office use in the 12 provincial capitals.
“For the first time, after two years, the office market in Lombardy marks a slight recovery with an increase in rents – says Neda Aghabeglou, Head of the Research World Capital -. The increase is 0.1 % in Milan, Bergamo and Monza. In detail, the rents in Lombardy after Milan, which in some locations reaches 500 €/sq.m , arrive to a maximum of 316 €/sq.m in Brescia, 300 €/sq.m in Bergamo and 226 €/sq.m at Monza. In the northern part of the region, there’s the highest price in Como € 171/sq.m, followed by Sondrio with 168 € /sq.m, Varese and Lecco with 158 €/sq.m. In the south, the maximum values are found in Pavia € 224 /sq.m, followed by Cremona 130 € /sq.m, Lodi 124 €/sq.m and Mantua 115 €/sq.m.
For the next six months – said Neda Aghabeglou – it’s expected to see a modest increase in rents in the markets of Milan, Bergamo and Monza, while in the cities of Mantua, Cremona and Como, there will be a decline that may even reach 2%. In the other provinces, the values will remain stable as in the second half of 2012. “
