“A general stabilization of values and a market, whick slowly comes back, it’s revealed in the XVIII edition of the Borsino Immobiliare della Logistica – second semester 2014 realized by World Capital Group. “A general portrait, which is unchanged comparing to the previous months and it also tests a slowly growth especially for rents.”
“Among the Italian logistical squares – claims Neda Aghabegloo, Head of Research of World Capital – Turin, Parma, Caserta and Verona, following by Novara, Rovigo and Nola show a particularly positive trend in the last semester; instead of Piacenza, Padova, Bergamo, Prato and Sassari suffer more. Milan remains the Logistics Real Estate Capital with the most high value of new sale, 910 €/sqm, whereas Genoa records the best performance in leasing of new with a maximum rent of 60 €/sqm/annual.
Concerning the sale of used properties – highlights Neda Aghabegloo -, the major part of locations has the same values of last semester, except realities as Trento, Naples and Palermo, which suffers a decrease of 4% and Florence, Prato and Lecce of 3%. The sale of new observe, whereas, a not really positive trend, caused by the increase of time of vacancy, and it records the maximum reduction in Bergamo, Genoa and Gioia Tauro (-5%), following by Parma, Civitavecchia, Perugia and Prato (-4%); the unique cities, which highlight an interesting growth of 6% are Caserta and Lecce.
Concerning leasing – continue Neda Aghabegloo – for the used we tests an increase of values, particularly, in the North, Bologna and Rimini, which dominate with +8% and in the South with +6% of Caserta; the most significant decrease is recorded in the squares of Piacenza (-6%), Bergamo (-5%) and Prato (-4%). The leasing of new, on the contrary, records a best trend comparing to the previous semester, signal of a comeback of market, especially in Novara (+6%) and Rovigo (+4%).
Concerning the last trend of sale and lease – concludes Neda Aghabegloo – , for the new, the middle value of sale is both 715 €/sqm in North, 730 €/sqm in centre-town, 41 €/sqm/annual in Soth and in the isles.
By observing the maximum and minimum prices, for the new, the maximum value of sale is in Milan (910 €/sqm), the minimum one is in Bari and Novara (520 €/sqm), whereas the highest rent is in Genoa (60 €/sqm/annual), the shortest one in Bari and Piacenza (32 €/sqm/annual). For used, the maximum price of sale is in Livorno (730 €/sqm), the minimum one in Piacenza, Novara and Pescara (400 €/sqm), whereas the highest rent is in Florence (50 €/sqm/annual), the shortest one in Bari and Pescara (26 €/sqm/annual).”
